Sunrise Beach and surrounding communities offer plenty of options for dining, boating, shopping, and enjoying the lake. Guest Must Sign and Agree to the Rental Agreement. House Rules 1. No Parties or events are permitted without prior written approval from Owner. 2. Smoking of any kind is NOT allowed in the property or the grounds of the property. Unless there is a designated smoking area. If you smoke in the designated smoking area, make sure to put your cigarettes ALL THE WAY OUT and dispose of all extinguished butts in the trash before you leave. Smoking marijuana is NOT allowed inside or outside of the property. 3. QUIET HOURS: Quiet hours are from 10pm-8am in and outside the house. 4. MAINTENANCE: It is expected that major systems in the property will break down from time to time, such as air conditioning, refrigerator, etc. The owner will attempt to repair the problem as soon as possible upon notice by the GUEST. Owner assumes no liability to GUEST if such should occur, as all products have a useful life and break down occasionally. 5. GUEST RESPONSIBILITIES: All occupants are required to perform "Normal" household duties that include, but are not limited to, garbage removal, cleaning of individual and guest(s) dishes, recycling, notification to the Owner of any damages or problems with the property, and locking of all windows and doors when GUEST leaves the property. 6. SUBLETTING/ASSIGNING/OCCUPANCY: There shall be no subletting of the premises. The GUEST shall occupy and use the premises as a vacation residence only and not use the premises for any business, professional, unlawful, or hazardous purpose. 7. END OF TERM: At the end of the term, the GUEST shall leave the premises clean and in good condition, remove all GUEST property, and repair unreasonable damages caused during their stay. 8. OCCUPANTS: The occupancy of the property is limited to the number of persons and particular persons described in this agreement. Smoking of any kind is NOT allowed in/on the property. 9. If Pets are allowed/approved by the Owner- No more than two dogs are allowed at the property without prior, written permission. No puppies allowed (dogs under 24 mos.). Dogs must be crated when guests are not at the property. Dogs are not allowed on the beds and furniture at any time. Additionally, HOA rules prohibit dogs from roaming the neighborhood off-leash. Please be courteous and mindful of your dog(s) at all times. Store your dog's food and treats in closed containers to discourage pests. The Owners are not responsible for the welfare or containment of dogs while at the property. 10. Children are welcome however, this property is not child-proof and is, therefore, not suited for toddlers under 4 yrs. old, or unsupervised children of any age. All children must wear a Coast Guard-approved life vest in and around water. Guests who bring children are solely responsible for their safety and well-being. 11. Parties and special events are not permitted at the property (i.e. family reunions, retreats, weddings, large parties, or other gatherings of more than 10 people) without prior, written consent from the Owners and a signed Special Events Agreement. People other than those in the guest’s party set forth in the Rental Agreement, may not stay overnight at the property. Any other persons allowed at the property during the guest’s stay are the sole responsibility of the guests.
