Welcome to a unique vacation experience with our Serenity Seaside Duo, consisting of two charming homes, Texas Nook and Blue Wave Cottage. These homes are designed to offer a harmonious blend of comfort and convenience, perfect for group stays or large family gatherings. House 1: Enter the Texas Nook to discover a cozy living room with plush seating that invites relaxation after a day of exploration. The adjoining dining area and well-appointed kitchen are perfect for preparing and enjoying meals together. A spacious garage with laundry facilities adds convenience for extended stays. The home features three beautifully designed bedrooms, each offering a sanctuary of rest with soft linens and soothing decor. The expansive backyard is a highlight, providing a private space for outdoor dining, BBQs, and leisure activities. House 2: Just steps away, Blue Wave Cottage welcomes you with its serene ambiance and coastal decor. The living room, equipped with a large TV above a faux fireplace, offers a comfortable setting for movie nights. The central dining room is ideal for lively dinners, while the fully stocked kitchen caters to all your culinary needs. Three cozy bedrooms ensure ample space for guests, with a master bedroom offering additional privacy. The large, fully fenced backyard is perfect for any outdoor activity, from sunbathing to family games. While we strive to provide a space for relaxation and enjoyment, we also uphold a few house rules to ensure the comfort of all our guests and neighbors. Please note that this is a non-smoking property and any signs of smoking will result in a $500 charge. Parties, events, and illegal activities are strictly prohibited, and pets are limited to dogs with a required pet fee. 1. NO SMOKING: Smoking of any kind, including cigarettes, vapes, e-cigs, pipes, etc., is strictly prohibited inside. 2. NO PARTIES OR EVENTS UNLESS DISCLOSED AT THE TIME OF BOOKING: As this home is situated in a residential area, we kindly request that you respect quiet hours between 11 PM and 6 AM to maintain good relations with our neighbors. 3. PET POLICIES: We welcome dogs (up to 50 lbs) in this home, but unfortunately, cats are not permitted. A $150 per pet fee will be charged after the booking is confirmed. Please ensure that pets are crated whenever left unattended. Pets are not allowed on furniture or beds, and waste must be promptly cleaned up from the yard. 4. SECURITY: For your safety, our homes are equipped with motion-activated EXTERIOR video cameras. There are no video recording devices located inside the home. 5. WEAPON POLICY: Guests must provide prior notice and obtain consent for any secured weapons before booking. All weapons present must be properly secured. Failure to provide notice or unauthorized possession of weapons may result in the cancellation of the reservation without a refund. 7. RESPONSIBILITY FOR DAMAGE OR LOSS: In the event of damage or theft of linens, furniture, or any other items, guests will be responsible for covering the costs. 8. RENTAL AGREEMENT AND ID VERIFICATION The primary guest will be required to complete a rental agreement and submit I.D. Verification as a part of the reservation process. 9. PRE-ARRIVAL INSPECTION: Before each guest check-in, we perform a comprehensive video walkthrough of the property. This process serves a dual purpose: first, to meticulously document the home's existing condition and cleanliness, thereby protecting guests from being unfairly blamed or charged for pre-existing damage; and second, to establish a clear baseline that allows us to hold guests accountable for any damages incurred during their stay. 10. FURNITURE: Guests are prohibited from moving any furniture. If any furniture is found to have been relocated after the guest's departure, we reserve the right to charge an additional fee for associated labor.
